COLUMBIA, Md. (Apr. 30, 2010) – Manekin, LLC has begun construction and trenching of its fourth mid-rise building at Water’s Edge Corporate Campus: a $75 million mixed-use project it is developing with Alex Brown Realty, Inc. at the intersection of Routes 40 and 543, in Belcamp, Md.
Upon completion in Mar. 2011, 4696 Millennium Dr. will be a five-story Class A office building with 125,000 square feet of space overlooking the Bush River. Designed to achieve LEED Silver certification, the facility will include many energy-saving features and will offer flexible floorplans.
Manekin already has landed the first tenant: ManTech International Corporation: a leading provider of innovative technologies and solutions for mission-critical national security programs for the Intelligence Community; the departments of Defense, State, Homeland Security and Justice; the Space Community; National Oceanic and Atmospheric Administration; and other U.S. federal government customers.
“We are thrilled to have a tenant like ManTech start off this new building. The timing will be perfect for the next wave of contractors coming in to service the C4ISR unit relocating from Fort Monmouth,” said Manekin’s Joe Bradley, SIOR, who handles leasing of Water’s Edge Corporate Campus with Manekin’s Matthew J. Haas, SIOR.
Represented by Lou Christopher of Cushman & Wakefield, ManTech signed a 10-year lease to occupy 63,000 square feet of space with options to expand. “We provide support to multiple DOD organizations in Aberdeen, including the U.S. Army Communications Electronics Command (CECOM), which is moving to Aberdeen,” said Lawrence B. Prior, III, ManTech’s president and COO.
“For CECOM, we provide life cycle management support of Command, Control, Communications, Computers, Intelligence, Surveillance and Reconnaissance (C4ISR) systems deployed overseas and in the U.S., and we will support their transition to Aberdeen,” Prior added. “This new facility, which is a great location, will give our Aberdeen customers ready access to ManTech’s resources and help us to continue to meet their mission requirements now and in the future.”
From the Water’s Edge location, ManTech also will support such customers as the U.S. Army Materiel Command and Army Test and Evaluation Command.
“Water’s Edge is our premiere redevelopment project and home to many of our defense contractors. Harford County is excited to see this growth in this difficult economy,” said Harford County Office of Economic Development Director James Richardson. “Having the additional 125,000 square feet of Class A office space will help to meet our BRAC contractor requirements.”
Ultimately, Water’s Edge will comprise four mid-rise office buildings and four single-story office/retail buildings, as well as a hotel, restaurant, putting green, nature walk and fitness center. The 467,000-square-foot campus currently comprises three mid-rise office buildings and three one-story office buildings – which are all fully leased.
Tenants include Applied Research, Bowhead Technical & Professional Services, Booz Allen Hamilton, Computer Sciences Corp., Janus Corporation, Johns Hopkins Community Physicians, Logistics Management Institute, SafeNet, Inc., The SURVICE Engineering Company and Telcordia Technologies, Inc.
